PROJECT LOCATION AND AMENITIES
Tretti Condos as proposed will include two mid-rise residential buildings rising to respective heights of 13 and 16 storeys. The site is directly adjacent to the Wilson subway station, and the land that will be transformed into a beautiful new community park is currently occupied by a TTC parking lot. The developments Building A (13 storeys) and Building B (16 storeys) will front directly onto the park. Between them, the two modules will include a total of 521 residential suites.
Tretti Condos will be part of a series of new developments in the Wilson Heights area collectively known as the Tippett Road Regeneration Plan. The plan includes other new residential developments, which will share the park and a new public piazza that will serve as a civic social space. Developers will also build new daycare facilities and other community-focused services that will greatly improve the livability of the Tippett Road node. The Tippett Regeneration Area represents thoughtful and complete community plans enhanced through elegant architecture, affordable housing, valued community facilities, sustainable engineering, and a respect for arts and culture. When combined, these various elements comprise a community that will flourish as a landmark in achieving many of Toronto’s critical city-planning objectives.
Building A of this development will consist of three separate wings, and it will follow the smooth curvature of nearby Allen Road. Collecdev has proposed 356 units for Building A in a combination of one-bedroom, one-bedroom plus den, and two-bedroom floorplans. This module will also include 8,298 square feet (771 square metres) of indoor community amenities and luxuries, along with 4,510 square feet (419 square metres) of shared outdoor space at street level. Building A also features a stunning rooftop terrace for the enjoyment of all residents, which will measure 3,950 square feet (367 square metres). Building B is tentatively designated to house 165 dedicated rental units.
Both buildings will connect to a shared underground parking facility with capacity for up to 463 motor vehicles and 522 bicycles. A grassy tree-lined corridor will separate the two buildings at ground level, providing a natural counterpoint to the development’s sleek contemporary architecture.
A DYNAMIC DESTINATION IN WILSON HEIGHTS
This development is perfectly positioned to take full advantage of two major pieces of GTA transportation infrastructure. Its location at 30 Tippett Road places it within about two minutes’ walk of the Wilson TTC subway station on the University-Spadina branch of the system’s Line 1. From here, a connection to the east-west Line 2 (Bloor-Danforth) is only seven stops away, and riders can reach the heart of downtown Toronto in less than half an hour. Drivers also enjoy outstanding convenience, as Tretti Condos sits just north of Highway 401, which is accessible from neighbouring Allen Road.
Toronto’s Wilson Heights neighbourhood is sometimes classified as part of a larger district known as Clanton Park. This historic stretch of North York was first settled in 1827, and has historically been home to one of Toronto’s largest Jewish communities. Today, Wilson Heights is a thriving multiethnic neighbourhood that retains its traditional Jewish character along with sizable populations of Italian, Filipino, Russian, and Polish Canadians.
The area surrounding 30 Tippett Road has a good walkability profile, which is set to improve as a result of the Tippett Road Regeneration Plan.
