Building Features & Amenities
Proposals for this tower just north of Dundas Street West call for a 55-storey structure. It will include 748 dwelling units, plus upscale office space. B + H Architects has signed on to design this contemporary building and has already proposed to eliminate a portion of one storefront on Dundas and replace it with a public art feature.
The design proposal calls for a classic and stately office complex with limestone columns lining a widened sidewalk along University Ave. Above, the tower will boast sleek, contemporary lines as it rises dramatically above the bustling downtown core. Details about the suite finishes are still being finalized, but we’re expecting them to be high-end and modern, with balconies that offer panoramic views of the downtown skyline.
From an architectural standpoint, the development site will feature several distinctive elements that will make it a neighbourhood landmark. Ground-level retail spaces will be integrated into the existing 10-storey heritage structure via an elegant double-storey colonnade pedestrian passageway. The City of Toronto has also indicated plans to relocate an iconic Elizabeth Wyn Wood artwork to the site, which will be repurposed to mark an entry point to the St. Patrick TTC subway station. As part of the redevelopment, Dundas Street West will see its sidewalk widened to enhance pedestrian accessibility.
As for the high-rise itself: architectural renderings depict a sleek and streamlined tower defined by wrap-around balconies and a grid-like array of glass panels. The design will represent a creative fusion between the old and the new, capturing Toronto at a key turning point as the city continues its exciting transformation into the 21st century.
ABOUT THE DEVELOPER: DAVPART
Davpart Inc. is an established developer largely renowned for their extensive portfolio of office and retail developments throughout Toronto and Ontario. They pride themselves on exceptional customer service and building maintenance programs, ensuring all their projects have lasting value for tenants, investors and residents alike. 481 University is owned by Davpart, a real estate investment and property management company. In fact, their holdings on this block bounded by University, Edward, Centre, and Dundas Streets include all of the properties. Currently, that’s a 10-storey commercial office/retail building at 481 University, 4 storeys at 137 Edward Street, 4 storeys at 70 Centre Avenue, and 9 storeys at 210 Dundas Street West. Three of the four are listed as part of Toronto’s heritage inventory, the exception being the Edward Street building. Davpart is also the developer behind one of 2017’s fastest selling project called Avro Condos next to Downsview Subway Station.
Davpart proposes to renew the 10 and 9-storey office buildings and add a residential tower in the northeast corner of the lot, rising to 55 storeys. We will look more at the plans for the tower and the office floors in a future article, but there are other significant aspects of this project to consider first, and that’s what’s going on at ground level, and particularly along Dundas Street. Their previous projects include Avro Condos.
